I HAD TO WRITE THIS. – updated response to FACTS builder will not disclose. (June 19-2020). QBCC Work Directions Order NOW Public Record. As homeowner, I navigated system to hold builder accountable for non-compliant substandard work on my build. I fought to ensure notation became public record - ALL information I didn’t have when engaging this builder. It is not just about writing a bad review, portrayed as 'disgruntled client', subjected to most unprofessional service I’ve ever encountered. Search Licence # 1120919 Marlken PL t/a Australian Garage Supermarket – the word ‘YES’ is because of this builders’ actions (no one else’s) & my fight for my home. ALL documented FACTS. 2018 AGS contracted for Class 1 Council Approved Dwelling. The words ‘Lock up’ does NOT appear on contract, Council Build Application, Council Build Approval submitted & received by Builder. ‘Lock up’ is a scapegoat builder terminology. Blatant attempt to misrepresent terms of signed contract in defence of documented poor workmanship & implemented build practices. Council Certifier flagged inconsistencies at frame inspection. My belief - unsupervised, unqualified tradesmen. Entrusting 19yr old 1st week apprentice as main builder on site for entire framing stage, speaks for itself. Marlene (Marl’s) response, ‘Oh he’s family - he knows the business’. 12 mths post build completion - summer storm - water poured through entire roof-line, EVERY window, doors, and out power points. Videoed in heartbreaking disbelief. Working with my Insurer, 5 (FIVE) Independent building reports all identified non-compliant substandard work by builder. Builder refused any accountability. I lodged QBCC Complaint. All 22 items flagged in reports formally investigated. QBCC report notes not all items fall under QBCC regulation such as insulation on new builds. My home - a ‘hot box’. Accredited Supplier stated, their insulation product installed by builder is their lowest grade & could not meet R rating requirement as instructed in Energy Efficiency report produced by accredited Energy Assessor - builder engaged! Investigations continue. Documented FACTS, identify attributed factors of significant water ingress of my home supported by QBCC Investigation & subsequent Work Directions Notice. FLASHINGS on EVERY door & window NON-COMPLIANT! Roof ridge capping too narrow 'unscribed' - replaced three (3) times. Roof sheets not weathered or upturned. Installed down pipes insufficient for code regulation. Leaking gutters inadequate to hold water capacity. There was NO slope from slab as is regulation to meet site drainage. FACT – ALL doors & windows (now certified) were customised and crafted by local accredited Joiner (Builder recommended), stored at builders premises for 6 weeks, delivered to site (by builder), ALL installed (by builder) as contracted. My windows are beautiful & do not leak. How many other homes will find water ingress a result of non compliant flashing install - the hard way - as I did? Customer Service !!! Documented facts supporting builders attempts to avoid QBCC investigation. Solicitor letter threatening defamation if I pursued this matter. QBCC letter dropping false accusation made by builder - I was an ‘owner builder’! Builder initiated QCAT case and lost – ‘no more $’s you did not meet contractual obligations’. Pages of emails begging builder to come to site, address concerns – ignored, refused, my emails blocked. I’m not a builder or ‘owner builder’. I’m a 60 yr old homeowner who refused to accept… ‘OK – you got me!’ These FACTS builder will not disclose. 5000 previous builds? All good reviews? Hmmmm!! I invested in one – mine. Through cooperation & diligent documentation of every aspect of my build, I was wholly supported by QBCC, QCAT & Council. Together this builder has been held accountable for their actions on my build. Builder’s licence NOW reflects that FACT for public record. Thought I’d be a pushover. I PUSHED BACK for my home, my little ‘She Shed’ which I now love thanks to other 'professional' tradesmen who contributed to my build!

After researching online for a month and then visiting a number of shed builders we chose Australian Garage Supermarket. I am pleased to say we chose well. They were competitive in price and the overall building experience was excellent. We were kept well informed throughout the process and all our questions were quickly dealt with in a timely manner. In our experience we noted that they had formed a effective team from block construction though to final inspection. We recently had 2 sheds completed by Australian Garage Supermarket - Forest Glen. From start to finish it was an extremely smooth process. Tony was extremely patient with all our questions, knowledgeable and thorough when explaining the process. The installers were also very professional, pleasant and very safety conscious from delivery of material to working on site. We would highly recommend and have done so already. A great team!!! I have had Aus Garage build 3 buildings for me over the past few years, 1 American barn extension, new 3 bay shed and a granny flat. All the work was done perfectly and to a excellent standard and Nathan the installer is awesome. So fast and great workmanship. I would highly recommend this business and wouldnt hesitate to use them again.

When searching for a company that felt completely trustworthy and willing to service above and beyond, I stopped at Australian Garage Supermarket. Supplying me with answers I wanted to hear before I had to ask and always a high level of communication, but it doesn’t stop there. The lads out doing the hard work in the raw heat of the sun are always very pleasant and positive. Workmanship is worth every star!!

They built a perfect shed for us. Despite some delays due to Covid and and Council bureaucracy Once they started construction of the shed was prompt and professional. It was exactly to our specifications and work was carried on with timely consultation regarding every detail. We couldn't have asked for a better job.
